易宪容表示，政府出台政策还是希望来救市，为当前非常低迷的楼市带来扭转。但他也指出，“认房不认贷”这些政策短期内看起来会起一点作用，但实际上并没有什么效果。
“房子在下跌的情况下，认房不认贷可以降低首付、降低利率，但我本金还没有降，如果我自己买，过了一段时间如果房价下跌，本金再下跌，我再进去就划不来了。现在整个就业情况不好，要是未来工资下跌呢？我本金没有降，你让我还更多的钱，那买房就要考虑了。”
因此，易宪容表示，“认房不认贷”短期内可以刺激楼市，特别是一线城市，但对二线以下的城市几乎没有用。
